Why would I need a survey if I have title insurance?

What the Heck is Title Insurance (and What It Isn’t)?

You’ve just bought a property in Ontario. 🎉
You’re thrilled. The coffee mugs say “Home Sweet Home.”
But buried in your paperwork? A little thing called title insurance.

So, what is it?
It’s a one-time policy that helps protect you from unexpected legal hiccups with your property—things like:

✅ Surprise liens (unpaid bills from a previous owner)
✅ Fraud or forgery in the title history
✅ Errors in public records
✅ Your neighbour’s fence, shed, or deck creeping onto your land
✅ Problems that stop you from selling or refinancing

Sounds great, right? It is… but:

🚫 Title insurance is not a replacement for a legal land survey, and it does not cover:

❌ Boundary disputes you could have anticipated
❌ Zoning or permit issues
❌ Problems you knew about before purchasing
❌ Anything that happens after you take ownership

💡 Think of it this way:

Title insurance = An umbrella
A survey = A weather forecast

One protects you during the storm.
The other helps you avoid the storm altogether.
Together, they’re the ultimate protection.
