Boundary Markout
Surveying Service
- No Plan of Survey is prepared with a Markout. However, a visual of the Boundary for the Subject Parcel of Land is provided with the placement of wooden stakes.
- Knowing your Boundaries prior to construction of fences and driveways is essential. A written survey report is prepared describing the boundary.
Reference Plan
Surveying Service
- Illustrates the Boundary of the Parcel of land, can be the whole property or a reconfiguration of the Subject Parcel for the purpose of a Severance, or to create an easement or right-of-way.
- This type of Plan is a permanent record, deposited at the local Land Registry Office and registered on title.
- Legal Survey Monuments are set (Iron bars).
- A written Survey Report is prepared.
SRPR (Building Location Survey)
Surveying Service
- Provides the boundaries of the Subject Parcel of land, and illustrates the location of all buildings, structures, and significant site features, such as encroachments, visible utility services and easements.
- This copyrighted Plan is not deposited in the Registry Office, but is kept on file in the Surveyors office.
- Legal Survey Monuments (Iron bars) are set.
- A written Survey Report is prepared.
Site Plan, or Grading Plan
Surveying Service
- This type of Plan is typically
requested for new construction and will focus on the area undergoing construction. It will illustrate the boundaries of the Parcel, show elevations for new build, and setbacks consistent with zoning by-laws and the building within the building envelope. - Requirement for the issuance of a Building Permit.
*Note: Some Municipalities will only accept if signed by an Engineer. We have this covered as our OLS is also an engineer.
Severance
Surveying Service
- A Planning process whereby you can potentially subdivide Land. This process involves the preparation of a Severance Sketch to accompany a Consent Application.
- Natural Severances are attained by using physical features of the Parcel of land to subdivide the land, such as a watercourse or roadway.
- Upon approval a Reference Plan is required to be prepared and provided to the Planning Authority.
- Refer to Reference Plan.
Plan of Subdivision, or Plan of Condominium
Surveying Service
- A comprehensive Registered Plan illustrating multiple severances (subdivision) the blocks, building lots, streets, walkways and right-of- ways or a combination of Units and Common Space (condominium).
- Typically involves the preparation of ancillary plans such as a Reference Plan, Servicing and Storm Water Management.
- Also comprised of a Planning process with local agencies.

Engineering Services

New Office Under Construction (November 2023)
Site Servicing Plan
Engineering Service
- Required when a new development needs either municipal piped water and sanitary sewers or well and septic, storm sewers and/or storm water management.
- The Plan(s) would illustrate existing buildings and proposed new buildings within the boundaries.
Flood Plain Analysis
Engineering Service
- Often requested when a new a development is proposed in the general vicinity of a watercourse as requested by the local Conservation Authority.
- A plan will illustrate the entire applicable watershed, provide topography and if necessary design a safe access to and from the site.
- An in-depth Floodplain Assessment Report of the subject Parcel of Land is prepared outlining terrain, research, field work and findings.
Aggregate Licensing (Gravel Pits)
Engineering Service
- These Plans are prepared according to the prescribed standards from the Ministry of Natural Resources.
- Plans are required when initiating a new gravel pit, or quarry, and for modifications of an existing pit or quarry.
- Additional approvals may be required under Source Water Protection, Environmental and Endangered Species Act.

Drone Imagery
Drone Service
- This technology captures aerial imagery and data for the Subject Parcel providing high resolution images.
- The flight will allow for the processing of the imagery resulting in reports and Plans including site analysis, elevations and contours.
- If necessary imagery is augmented with traditional land surveying field work.
